$360
Two visits a year as a non-member runs $360 in diagnostic fees alone — before any labor. Every agreement below waives that completely, permanently.
Agreement 01
Storefront Care
For the owner-operator with one location, where a door that won’t lock at closing time is not a maintenance ticket — it’s a night you can’t go home.
Storefront Care
Shop owner · 1 location · $300/year, billed annually.

The arithmetic.
Two service calls as a non-member cost $360 in diagnostic fees alone, before anyone picks up a tool, plus labor at $200/hr with a one-hour minimum on each. Storefront Care is $300 for the year — less than two diagnostic fees — and includes 90 minutes of scheduled inspection, a written report each time, and 10% off every repair hour after that. The agreement pays for itself on the second call of the year. Everything after that is ahead. Visits are valued at $150 each.
Properties with more than 6 openings or 4 fixtures move to Building Care or are quoted individually.
Agreement 02
Building Care
For owners of one to three buildings, where the work matters but the record of the work is what protects the asset, satisfies the carrier, and survives a sale.
Building Care
Building owner · 1-3 buildings · $300/quarter, billed quarterly, $1,200/yr.

- ✓Includes 2 double openings and 10 single openings, and 6 fixtures — more covered at $150 per single opening ($300 per double) and $200 per fixture, each per year
Price covers scheduled visits and inspection and adjustment of covered exterior openings and fixtures. Repairs and replacements are billed at your member labor rate. Materials and parts are not included.
Why four visits beats two.
Four quarterly diagnostic fees would be $720 on their own. Add six hours of inspection at the $200 non-member rate and you are at $1,920 for the same coverage. Building Care is $1,200, and every repair hour after that is $170 instead of $200. The quarterly cycle is what makes the report useful: by the second visit you have a trend, and by the fourth you have a year of documented condition to hand an insurer, a lender, or a buyer.
Agreement 03
Portfolio Care
For managers running four or five properties, spending someone else’s money and answering to a tenant at the same time. Built for both halves of that.
Portfolio Care
Property manager · 4-5 properties · $500/quarter per property ($2,000/yr per property).
- ✓Quarterly visits at every property, up to 2.5 hours of inspection each
- ✓$180 diagnostic fee waived across the portfolio
- ✓$160/hr labor — 20% below the non-member rate, our lowest published rate
- ✓Priority response — same or next day
- ✓One invoice, a report per property, and approval limits you set
- ✓Includes 3 double openings and 17 single openings, and 10 fixtures per property — more covered at $150 per single opening ($300 per double) and $200 per fixture, each per year
Price covers scheduled visits and inspection and adjustment of covered exterior openings and fixtures. Repairs and replacements are billed at your member labor rate. Materials and parts are not included.
Approval limits are the real product.
You set a figure. Below it, we diagnose, repair, document and bill — no approval call, no tenant waiting two days for a decision about a closer. Above it, you get a written scope and price before anything happens. The limit can differ by owner.
Built to pass through.
One invoice for the portfolio, separated by property and work order, with photos on every line and every material line traceable to a published catalog page and date. It goes to an owner without being rebuilt first.
Portfolios of six or more properties move to Public Facilities and are quoted with a unit-price contract.
Agreement 04
Public Facilities
Towns, counties, school systems, housing authorities — and any private portfolio of six or more properties. Large sites are priced with a unit-price contract instead of a flat plan, because a water treatment plant and a strip center are not the same job.
Public Facilities
Municipality or 6+ properties · unit-price contract · quoted.
What a unit-price contract sets
- •A price per opening inspected, including the annual fire-door inspection report
- •A labor price per closer, hinge, lock or panic device replaced
- •A price per partition stall serviced
- •An hourly rate for anything else, plus materials
- •A fixed number of scheduled visits per year, set to your budget year
Included in every public contract
- •Purchase orders, insurance certificates and compliance paperwork
- •Rates fixed for the full contract term
- •Every work order photo-documented, before and after
- •Material pricing traceable to the published vendor catalog page and edition date
- •Fire door inspection records in the format your fire marshal expects
- •Annual summary by facility for public records requests
Why the catalog traceability matters to you more than anyone.
When a line item is questioned a year later, most contractors can produce an invoice. We can produce the catalog page the price came from, the edition it was published in, and the date it was in effect. That turns a disputed line into a settled one, and it is the reason our material pricing can sit in the open rather than buried in a bundled number.
Public entities and portfolios of six or more properties are quoted rather than purchased online. Multi-year agreements available with a defined annual escalator. Prevailing wage projects quoted separately.

The dividing line
Inspect and adjust is included. Repair or replace is hourly.
Included in each scheduled visit
- ✓The trip, with no diagnostic fee
- ✓A walk-through of every covered opening and stall: inspect, adjust, tighten, lubricate
- ✓A written report of worn or failing items, each with a price, for you to approve
Billed hourly at the member rate, plus materials
- →Replacing anything: hinges, closers, locks, panic devices, partition hardware, grab bars, dispensers
- →Repairing anything broken rather than out of adjustment
- →Work begins only after you approve it from the report
What happens when a visit runs long.
Each visit carries an inspection allowance — 45 minutes, 1.5 hours or 2.5 hours depending on your agreement. If your property needs more than that, the technician tells you before continuing rather than after. You decide: stop there, and the report covers everything inspected up to that point — or keep going at your member labor rate, billed in whole hours with a one-hour minimum. Nothing runs over without you knowing first.
Quoted separately as a project.
Door, frame or storefront glass replacement; new partitions or a restroom refit; re-keying a building or access control; special-order parts. These are scoped and priced on their own rather than run against an agreement, because they are projects, not maintenance.
Coverage counts and what it costs to add more.
Your included coverage is what the agreement price buys. Anything beyond it is added at the same published rate across Storefront Care, Building Care, and Portfolio Care — $150 per extra single opening ($300 per double), $200 per extra fixture, per year. No negotiation, no surprise. Public Facilities is quoted per property instead.
| Agreement | Included openings | Included stalls | Each extra opening | Each extra stall | Move up at |
|---|---|---|---|---|---|
| Storefront Care | 6 | 3 | $40/yr | $20/yr | 12 openings |
| Building Care | 12 | 6 | $80/yr | $40/yr | 25 openings |
| Portfolio Care | 20 | 10 | $80/yr | $40/yr | 50 openings |
| Public Facilities | Quoted | Quoted | Unit price | Unit price | – |
Included counts are per property for Portfolio Care and across all covered buildings for Building Care. Extra openings and fixtures are added to your agreement at renewal, or immediately if you want the coverage now.
Adding visits.
An extra inspection visit costs exactly what one of your scheduled visits is worth — the same unit rule, counted once.
| Agreement | Scheduled visits | One extra visit | Permanent step up |
|---|---|---|---|
| Storefront Care | 2/yr | $150 | 4 visits, $600/yr |
| Building Care | Quarterly | $300 | 6 visits, $1,800/yr |
| Portfolio Care | Quarterly, per property | $500 per property | 6 visits, $3,000/yr per property |
| Public Facilities | Per contract | Unit price | Per contract |
An extra visit is not the same as calling us out.
An extra inspection visit adds a full walk-through of every covered opening and stall, with a written priced report — that is what the prices above buy. Calling us out to do approved work costs nothing for the trip — your diagnostic fee is waived — and the work is billed at your member labor rate. Calling us out to look at a new problem is a diagnostic visit. The fee is waived when you approve the repair; if you approve nothing, the $180 applies.
Opening.
One exterior door leaf with its hardware, counted as one “single opening.” A pair of doors in one frame (a double door) is counted as one “double opening” — priced at twice the single-opening rate. Interior doors are not included in any plan’s opening count (see Interior doors, below).
Fixture.
One toilet, counted by fixture rather than by partition — partitions typically don’t appear until a restroom has two or more toilets, so a single-toilet restroom still counts as 1 fixture even with no partition. A restroom with 3 toilets counts as 3 fixtures, whether or not it has partitions.
Interior doors.
Not included in any plan. Serviced at $50 per interior door if requested, except fire doors — fire door repair is never covered by a plan or the flat rate and always requires a separate estimate, the same as our other licensed-work exclusions.
Labor rates and billing rules.
Labor is billed in whole hours, one-hour minimum. After-hours means before 7am or after 5pm on weekdays, plus weekends and holidays.
| Customer | Regular labor | After-hours labor |
|---|---|---|
| Non-member | $200/hr | $300/hr |
| Storefront Care | $180/hr | $300/hr |
| Building Care | $170/hr | $300/hr |
| Portfolio Care | $160/hr | $300/hr |
| Public Facilities | Contract rate | Contract rate |
Service calls and emergencies.
A service call is a diagnostic visit only. Any work after it is billed hourly, and begins only once you have approved the price.
| Regular hours | After-hours/emergency | |
|---|---|---|
| Non-member diagnostic | $180 | $360 |
| Member diagnostic | Waived | $360 |
| Labor after diagnosis | Member rate, or $200/hr, 1 hr min | $300/hr, 1 hr min |
| Materials | Billed separately | Billed separately |
The diagnostic fee is waived for agreement members when repair work arising from the visit is approved; where no work is approved, the $180 fee applies. After-hours and emergency diagnostic calls are $360 and are not waived.
What we don’t do.
We identify it, document it, and refer you to someone licensed. We don’t improvise on work that requires a license.
- ✕Electrical past the panel
- ✕Plumbing past the shutoff
- ✕HVAC refrigerant and mechanical work
- ✕Fire alarm and sprinkler systems
- ✕Elevators and structural modification
- ✕Asbestos and lead abatement
Service area.
Serving New Hanover, Brunswick, Pender and Onslow counties. Properties outside these four counties are quoted case by case.
Start with a walk-through.
Every agreement begins the same way: we walk the property, count the openings and stalls, photograph what’s there, and tell you which agreement actually fits — including when the answer is a single service call instead.
